how it works
1
TIMBER CRUISE
The process begins with "boots on the ground" fieldwork, often called a timber cruise. We systematically walk your property, using sample plots to measure individual trees for species, height, and diameter at breast height (DBH). We also assess tree quality, identifying which logs are high-value "sawlogs" and which are lower-value "pulpwood". This stage is crucial for understanding the exact volume and health of the merchantable timber currently standing on your land.
2
MARKET VALUATION
Once the physical data is collected, we apply current stumpage prices—the market value of standing trees—to your inventory. This calculation involves researching what local mills are currently paying for specific species and grades, then subtracting the estimated costs for logging and hauling the timber to those mills. By analyzing local demand and your property's accessibility, we provide an unbiased, data-driven estimate of what your timber would likely bring in a competitive sale.
3
STRATEGIC PLANNING
In the final stage, the appraisal data is used to establish a cost basis or to qualify for state-specific tax incentives. This step ensures you have the necessary documentation to secure significant tax relief and make informed decisions about the long-term financial health of your estate.
